- Since I am an active real estate agent, I preview properties to eliminate properties that don’t suit your criteria.
- I will describe the property attributes and neighborhood amenities and point out the defects that are noticeable to me.
- I will provide sold information on area sales that are public record.
- I will prepare a comprehensive market analysis on the property you select to purchase.
- I will write the Offer To Purchase.
- I negotiate and suggest strategies in structuring your offer to purchase
- I assist in selection of attorneys, lenders and inspectors if you need recommendations in this area.
- I will attend the home inspection and strategize over inspection issues, if any.
- I will have your attorney explain the Purchase and Sales Agreement to you.
- I will ensure that the mortgage process is explained to you and track the loan application and the home appraisal process.
- If you purchase a condo, I will obtain the condo documents for you prior to the Purchase and Sales Agreement.
- I will explain the escrow or settlement procedures.
- I will coordinate the final details before closing, including the final walk through.
- I will ensure that all the contingencies such as smoke and carbon monoxide certificate, and final utility readings are met. And I will attend the closing!
